designers if you prefer.

Conceptual Facility Design
Most clients elect to retain us to directly provide the initial Conceptual Facility Design for their projects. This optimally leverages our vast design and ministry background and it can also save substantial dollars. We can also provide leadership and direction to third party designers if the client prefers.

Financial Feasibility Studies
We provide Project and Debt Capacity Studies that help our Clients understand what their likely project capacity should be. We provide Cash Flow Studies that help our Clients understand how their various income and expense transactions will likely align.

Primary Project Team Selection
We advise the Client and lead the overall process of selecting or integrating an appropriate Architect and Contractor for the Project and negotiating acceptable contracts with each entity.

Primary Project Team Leadership To GMP
We advise the Client and lead the overall process of the Primary Project Team's development of the design of the project to a point where a Guaranteed Maximum
Price (GMP) can be issued by the Contractor. This includes the following design and budget milestones:
• 50% Schematic Design Drawings and Budget
• 100% Schematic Design Drawings and Budget
• 50% Design Development Drawings and Budget
• 100% Design Development Drawings and GMP Proposal

Secondary Project Team Selection
Large scale projects typically require a number of secondary project team members. If desired, we can advise the Client and lead the overall process of selecting or integrating these team members into the design process and negotiating acceptable contracts with each entity.
